Homes

Houses across Waco, Hewitt, Woodway and Robinson. The same instruments, the same measurements and the same written price we take into a warehouse.

03.1

What we are called for, and what it usually is

What you noticeWhat it usually turns out to beUrgency
No coolingCapacitor, contactor, a tripped safety, a blocked condenser coil, or a drain switch that has done its job.Same day where we can, especially in July.
Upstairs will not coolReturn sizing and attic duct leakage, not capacity. Measurable before anybody quotes equipment.Book it. It will not get better.
Water at the air handlerA blocked condensate line or a secondary pan doing the primary's job.Soon — the next stop is a ceiling.
The bill jumpedA dirty coil, a stuck damper, or a system running far longer per cycle than it should.Routine visit.
A new noiseBearings, a loaded blower wheel, or a loose panel.Book it. New noises do not settle.
No heatFilter, flame sensor, pressure switch or ignition. Cheap parts if caught early.Same day in a cold snap.
A gas smell or a CO alarmNot our call first.Everybody out, then 911 or the gas utility from outside.
Flexible ductwork crossing joists in a hot Texas attic with blown insulation
03.2

In this climate, the attic is half the system

A great deal of the cooling a Central Texas house pays for is delivered through an attic that reaches well over 120°F on a July afternoon. Every leaking joint, every crushed run and every gap in the insulation on that duct is paid for twice — once in the air you lose and once in the hot air that gets pulled in to replace it.

We measure airflow at the registers before and after any duct work, so what we did has a figure attached rather than a promise. In a lot of houses it is the cheapest real improvement available, and it is almost always cheaper than the larger system somebody else quoted.

03.3

Replacement, when it is genuinely time

  1. Sized from the house

Not from the label on the old one. A lot of systems here were oversized when they went in, and copying that capacity buys you the same short cycles and the same clammy afternoons.

  2. Ducts quoted with it

If the duct work cannot carry what the new system makes, the new system performs like the old one. That belongs in the price, not in a conversation afterwards.

  3. We will say wait

Where a system has years left in it, we put that in writing with what to budget and when. We are not going to quote a change-out on a first visit as a reflex.
