Sheet 01 — Waco, Central Texas

Every unit on your site, written down

Commercial heating, cooling and ventilation across Central Texas. We survey before we quote, we record what we find against each unit, and the next visit starts from that record instead of from scratch.

What we look after, and how often

These are the intervals we start from on a Central Texas site. They move up or down once we have seen the equipment — a unit in a dusty yard is not the same unit as one on a clean roof.

Starting intervals — adjusted after survey
EquipmentVisits a yearWhat we record every visit
Packaged rooftop unit2Coil condition, filter state, drain and trap, belt and bearings, electrical connections, safeties, refrigerant behaviour, economiser position, control settings.
Split system2Indoor coil and blower, line set condition, charge behaviour, condensate route, electrical draw, thermostat and schedule.
Make-up air unit2–3Filter loading, burner and safeties, damper travel, airflow, and what the building pressure does when it runs.
Kitchen extract2–4Fan condition, belt, bearings, hinge kit, grease path and make-up air balance. Duct cleaning itself is a separate specialist trade.
Server or comms cooling2Capacity against the measured load, condensate route, alarm operation and what happens when the building goes to setback.
Unit heater1Burner, flame sensor, flue condition, gas pressure, fan and the thermostat nobody can reach.
Residential system1–2The same measurements, on the same forms. A house gets the instruments a building gets.

Scope of work

  1. Planned maintenance

Surveyed first, scheduled second. Every unit listed with its location, access and condition, and a report after each visit saying what changed since the last one.

  2. Service and repair

Diagnosed with instruments, priced in writing before the work starts. We tell you the cause, not only the part, because the cause decides whether it happens again.

  3. Ventilation and pressure

Outdoor air, make-up air, extract, and the doors that will not close because somebody added a fan without adding a way for air to get back in.

  4. Replacement planning

Which unit is next, what the change-out needs in access and crane time, and which budget year it belongs in.

  5. Houses

Not a sideline. Furnaces, heat pumps, air conditioning and duct work across the same towns, measured the same way.

How a site gets on the schedule

StageWhat happensWhat you get
SurveyWe walk the site and open things. An hour for a single unit, half a day for a portfolio.A list of every unit with location, access, condition and age.
ProposalIntervals proposed per unit against what we saw, not against a floor area.A written scope and a price, itemised by unit.
VisitsScheduled to the seasons that actually test the equipment here.A report per visit, per unit, with what changed.
ReviewOnce a year we look at the whole site together. What is near the end, what is fine, and what to budget.
